You may have heard that the Department of Justice has settled a lawsuit with Facebook over allegations of discriminatory housing advertising that goes against Fair Housing Laws. Millennials are the demographic group that is typically defined as people born from 1981 to 1996. They are the first generation to grow up in the internet age being the first generation to have the most familiarity with social media and cell phones. Financially, millennials have fell behind previous generations with the weight of higher student loan debt, stagnant wages, and unemployment after the Great Recession. In the past few years, they are coming of the age to marry, have children or start a family and they have lofty financial goals – saving 36% more of their annual salary compared to prior generations. Armed with their savings, millennials make up the fastest-growing segment of buyers today according to the National Association of Realtors report. This increased activity from the millennial generation is likely due to growth in their careers and finally paying down their student loans.
Millennials are changing the game of homebuying, and it shouldn’t be a surprise that one way this group, also known as “digital natives,” are changing the process is through technology. Utilizing social media and mobile phones to research, view and buy homes is how they feel most comfortable. At EXIT we have a large digital toolkit that helps our real estate agents connect with this generation in a way that’s both comfortable and familiar with them – Facebook, Text Messaging Campaigns, and geo location technology to name a few. These homebuyers are digitally savvy, and look to the internet to shop around for a mortgage, collect information about homes they might be interested in. A real estate agent can prove themselves valuable to this cohort in the form of their negotiation skills and industry relationships that will help make the homebuying process more efficient.
The philanthropic efforts of EXIT Associates across the U.S. and Canada are amplified by the Spirit of EXIT Charitable Program. National charities as well as local non-profits benefit from the support of real estate professionals who live and work in the communities they serve.
A portion of every transaction fee received by EXIT Realty Corp. International is applied to its charitable fund. Through the Spirit of EXIT Dollar-for-Dollar Charitable Program, EXIT Associates can raise money for local, approved, registered charities and apply to have those funds matched from the company’s pool of funds. To-date, EXIT has allocated more than $7 million to charity.
“Part of the application process involves explaining why a particular charity was chosen and some of the stories are very personal,” explains Susan Harrison, Senior Vice President with EXIT Realty who oversees the program. “We have agents whose children face life threatening illnesses who want to raise money for medical research. We have agents who tell us that at one point in their lives they were foodinsecure, and a particular food bank was the reason they ate. Other agents deeply relate to the needs of veterans and others still to animal welfare. One of the things I love best about our program is that everyone relates to a different need that tugs at their heart, and it might be different than another agent in their office or an office across the country. Our program supports what our people care about at their core.”
EXIT saw a 24.6% increase in the number of initiatives in 2022 over 2021. In 2022, over half the Spirit of EXIT initiatives supported non-profits working to benefit children and communities. Examples of the non-profits in each of the categories include:
Animals 4.7% – Sale Ranch Animal Sanctuary Cancer 5.8% – Pink Cans 4 Cancer Children 28% – Children’s Advocacy Center of Van Zandt County Community Support 25.5% – Haven House homeless shelter Habitat 8.1% – Habitat for Humanity. EXIT’s history with Habitat for Humanity dates back to 2004. Habitat for Humanity is categorized separately because of the number of Spirit of EXIT applications received benefiting the non-profit. Medical Research 5.8% – United MSD Foundation Medical Support 16.3% – Carlton Place & District Memorial Hospital Foundation
“The last two sentences of EXIT’s mission statement are, ‘EXIT empowers people to live their why. Real estate is our how,’” says Susan. “This is their why.”

“In 1952, young Florence Chadwick stepped into the waters of the Pacific Ocean off Catalina Island, determined to swim to the shore of California. She’d already been the first woman to swim the English Channel both ways. The weather was foggy and chilly; she could hardly see the boats accompanying her. Still, she swam for fifteen hours. When she begged to be taken out of the water along the way, her mother, in a boat alongside, told her she was close and could make it. Finally, physically and emotionally exhausted, she stopped swimming and was pulled out. It wasn’t until she was on the boat that she discovered the shore was less than a half a mile away. At the news conference the next day she said, “All I could see was fog…I think if I could have seen the shore, I would have made it.” Story by Randy Alcorn.
Consider the words: “I think if I could have seen the shore, I would have made it.” A few thoughts; She had a goal. She was prepared. She was underway. She had been in this situation before having felt the pain but she could not see the shore. All seafarers long to see land because it is easy to get swallowed up in the vast emptiness of the ocean.
Likewise, it is easy to get swallowed up in the vastness of our daily life.
We are approaching the end of the first quarter of 2023. My resolutions and goals are a mess. I am no where near the land, I don’t think. I better look. The advantage I have is that I can blow away the fog. You can to.
The best ways to do that usually involves another person. My manager/broker, by spouse, my accountability partner, etc.. If only Florence had of listened to her Mother that day. Don’t do this business or life for that matter alone. Get a fresh perspective.
Then adjust. Manage your life in shorter bursts of quarters, not annually. Some things need to be managed by the week, month, but no longer than a quarter. If Florence had seen the shore, there would have been a surge of excitement and strength. Strong self-talk would have kicked in. Maybe a slight course correction and she may have walked ashore at Long Beach. However, in the fog, blinded from her objective, when her body had enough, she quit.

Howard Kronthal, Broker/Owner of EXIT Realty Success in Martinsburg, WV and his team of professionals hosted a Cars Under the Stars Movie event in their parking lot for the community with funds going to support The Great Berkeley Bike Bash under Good Samaritan Free Clinic.
The Great Berkeley Bike Bash was formed for the children at Burke Street Elementary to offer bicycles and helmets to those who cannot afford them and teach bike and street safety while promoting a healthier lifestyle.
“Our fundraiser was a success! We had 16 raffle baskets, 50/50, free face painting, food trucks, hula-hoop contests with prizes, kids and adults costume contest with prizes, and of course, the movie Moana. There were so many smiling happy faces!
This was a community event structured for families to enjoy an outdoor movie together and to meet our agents and staff,” said Kem Warr, office manager of EXIT Realty Success.
